Essentially, most tenant rights are directly associated to habitability. Commercial spaces do not carry the burden of habitability in the same way and are more focused on safety and quality. With exception to the COVID years, a solid commercial tenants only concern is success and will invest a great amount to grow their company/product. Failure is rarely an option.
Conversely, it is extremely hard to force out a commercial tenant when they have made such extreme investments. Pride is a difficult pill to swallow for those who fail and those tenants can become difficult. The leases, if done properly, can enforce the tenants responsibility for most/all things to include paying taxes, insurance, utilities, maintenance (large & small), and management fees giving the property owner little to no expenses and serious cash flow. Securing a solid tenant is really the important part.
To an owner, regardless of commercial property or residential, managing property shouldn’t appear complex when done well. Often, a self-managed property goes on without issue for years, until it suddenly doesn’t. We want to be in place before that random event.
Knowledge, experience, and accessibility is what we offer to best secure their investment property so they can comfortably relax and enjoy the benefits of ownership. Understanding the limitation and desires of the owner and renter equally and setting expectations accordingly is how best to succeed.
